Our home inspectors know that the purchase or sale of a home can be one of the biggest financial transactions you will ever make.  It is our job to help you make a good decision about whether a home is a good investment or not.  That is why we inspect every home as if it was going to be our own.  We inspect the entire home, as well as the exterior of the home, roof, under the home (if necessary) and finally the surrounding property.  We carefully inspect all systems such as the air conditioning, heating, plumbing, kitchen, electrical, smoke detectors and more.  During the entire home inspection process we create a detailed list of findings, notes and pictures that will be included in the final report.

After the home inspection, we will provide an unbiased, home inspection report, detailing the physical condition of the property and necessary improvements.  We will then answer any questions you might have and also offer suggestions and recommendations for fixing problems.  The home inspection report is shared with both the seller and buyer.  It is attached to the contract as an addendum.  This tells the seller, “Here’s a detailed list of items that need to be fixed before purchasing.”  The buyers can use the report to negotiate a lower purchase price.

A home inspection is usually part of a real estate contract.  This means that a home inspection must be performed within a stated period of days before this requirement expires.  Many new home buyers let this part of the contract expire before they can negotiate problems that may need to be addressed before final purchasing.  It is very important that you, as the home buyer, have a home inspection performed within the designated time stated in the contract.
